Building Process
You will need to complete all of the following steps as you build.
- Identify a need to carry out capital works on a property
- Obtain Church Council / Board approval for building works
- Where building works relate to aged care, child care, community care or education, prior consent must also be obtained from the relevant Synod Board
- Appoint a Client Representative for projects up to $1m.
- For projects over $1m, a client representative and a project manager must be appointed.
- Complete Build Application Form and send copy to Presbytery and Synod
- Develop a written agreed scope of works
- Obtain a minimum of 3 quotations
- Ensure each tender provides a detailed budget and cashflow for progress payments and retention sum.
- Ensure all defects, as built plans, warranties, manuals, certificates and final approvals are received before excepting final progress payments.
- Project will be approved by relevant body
- Presbytery up to $1m
- Uniting Resources Board over $1m
- Building contracts are to be drawn up in name of ‘The Uniting Church in Australia Property Trust (NSW)’ or ‘The Uniting Church in Australia (Australian Capital Territory) Property Trust and sent to Synod for signing by the Property Trust
- Upon building works being completed, contact Risk and Insurance Services to increase the sum insured on the property appropriately.
